Villa Campanella

Villa Campanella is a 600 year old farmhouse, beautifully restored to retain its original charm.  It sits at the top of the 1,000-hectare a private estate, looking down to the magnificent castle and across gentle rolling hills and centuries old Cypresses. The colors in the valley represent the changing seasons, where it’s fields, olive groves and vineyards are a small corner of paradise, where time appears to have stood still.

The property is situated within the estate that provides both privacy and security. Entrance to the Estate is through a guarded entry and guests will receive a pass upon arrival to open and close the entry gate. Villa Campanella, the main house, has four large double bedrooms, furnished in a simple country elegance. The cottage, Campanetta, is adjacent to the main Villa, but separate and self-contained. It also commands views across the rolling hills and forests of the Antognolla Estate.

THE VILLA

The main house is approached through a lovely courtyard, with the first floor still accessible via the original staircase. The main terrace, eating areas, pergola and horizon swimming pool, are adjacent to the main house. On the ground floor there is a fully equipped kitchen with two ovens, gas stove top with 5 burners, large refrigerator/freezer, dishwasher, coffee making machine.  There is also a breakfast table with seating for six.  Off the kitchen is a laundry and utility room which contains both a washing machine and separate dryer, with ironing facilities.  There is also a separate WC. Leading from the kitchen is a spectacular dining and living room which is presided over by the great fireplace.   The antique French oak dining table can seat 8 comfortably or be modified to seat 12. The living room also has a large satellite TV, with a VCR and DVD.  There is also a stereo system.  A selection of videos and CD’s are provided for guests enjoyment.  Leading from the main sitting room, down the corridor, there is a large bedroom with a double or two single beds, and an ensuite bathroom with a bath and shower. Off this corridor is also another separate WC. 
At the top of the stairs that lead from the main sitting room there is a large games room. This has a snooker/table tennis table, sofa and sitting area and a large selection of board and other games.

First Floor

Games Room At the top of the stairs that lead from the main sitting room there is a large games room. This has a snooker / table tennis table, sofa and sitting area and a large selection of board and other games.
Pink Room  Bedroom with 2 singles or one double and ensuite bathroom with shower.
Master suite / Yellow Room The master suite has large double bedroom, with stunning valley views. Ensuite bathroom with shower and hydromassage bath.
Green Room  Bedroom with 2 singles or 1 double and ensuite bathroom with shower.

Exterior

The house is surrounded by 2.5 acres of stunning gardens with mature olive trees, banks of lavender and shrubs.  The main house is approached through a lovely courtyard, with the first floor still accessible via the original staircase. The main terrace, eating areas, pergola and infinity swimming pool, are adjacent to the main house. The pool area has sun beds and loungers and a large covered pergola with seating for 8 and gas BBQ.  There is an additional garden seating area with table and umbrella with seating for 6.

There is undercover parking for 2 cars and ample space with shade for other cars.

Campanetta Guest Cottage

Up a lavender bank and approximately 200 meters from the main house is Campanetta, the guest cottage.  The cottage can accommodate 4 additional people in 2 good sized double bedrooms with ensuite bathroom. There is lovely kitchen with separate dining room and living room. The cottage is about 200 meters from the main house.  There is an external covered terrace with seating for four and stunning views of the surrounding forests. While dining on the terrace, you can hear the music of the Monte Acuto bells, a nearby monastery. 
Sitting Room  Very comfortable sitting room with sofas, TV and Sky TV, open fire that can also be used as a pizza and/or bread oven and stereo.
Kitchen / Dinning area  Open plan kitchen and dinning area, with seating for 4 comfortably. The kitchen is very well equipped with 4 gas burners, oven, large fridge and freezer, dishwasher and washing machine.
Bedroom 1  Bedroom with either 2 singles or one double with ensuite bathroom with shower and hydromassage bath.
Bedroom 2  Bedroom with either 2 singles or one double with ensuite bathroom with shower.

Nearest Village: It is just outside the delightful village of Pierantonio (3 miles), a delightful village with bank, bakery, small supermarket, etc.
Nearest Town: Just 5 miles from colorful Umbertide with more shops, a small rail station and a delicious weekly market on Wednesdays.
Not Far From: The fascinating medieval towns of Gubbio, Assisi and Perugia are easy day trips, each one about 20-30 minutes away. Less than two miles from the new 5-star Antagnolla Golf Course and restaurant.  Easy day trips to the Tuscan towns of Siena, Cortona, Montepulciano and Pienza.  Just over 2 hours to Florence or Rome.
